2011 Resort Updates
None of our resorts has more happening in 2011 than the Ka`Eo Kai Resort. After carpentry repairs and painting on all 32 buildings and new roofs on our Phase 2 units over the past year and a half.
Interior RefurbishmentsPlanned over a 4 year period, all 86 units on the resort are scheduled to be completely refurbished. Each year a combination of Phase 2 and Phase 3 units are planned to insure that owners in both phases are able to enjoy our new units. Included in these upgrades are new cabinets, granite countertops, fixtures, all appliances, tile flooring, carpet, furniture, art, window treatments, electronics, lighting, beds, and bathrooms. The units are being completely transformed. These fantastic new upgrades combined with the large size of our units is sure to make the Ka`Eo Kai resort one of the most desirable resorts in the PAHIO collection.
Kitchens & Dining Areas Our kitchens and dining areas are new from the floor up. New ceramic tile floors that look like wood and give the floors in our entry, kitchen and dining areas a fresh updated look that should last for years. Solid wood cabinets and dark granite countertops are complimented by all new Energy Star appliances. New energy efficient lighting, including pendant lighting over the counters set the room off.
Phase 2 units have a new open dining area. The removal of the bar allows for a larger rectangle dining table that accommodates 6 guests. Phase 3 units retain the bar which includes new cabinetry and granite countertops. A new round dining table also accommodates 6 guests.
Living Rooms New carpeting sets the base for all new living room furniture, window treatments, lighting, art and electronics including 42" LCD TVs and Blu-Ray players. A combination of subtle tropical patterns and tropical wood furniture give the units a very comfortable home-like feel without forgetting that you've come to Hawaii.
Phase 2 units highlight their sunken living rooms by adding custom railings with a wave pattern and automatic LED lights to mark the level change.
 Bedrooms Once again, new carpeting sets the base for new beds, classic white duvet covers with tropical bed scarves, furniture, art, and window treatments. Rich tropical wood headboards, nightstands and dressers look great in our new lighting. 32" LCD TVs in all bedrooms are also included.

Bathrooms The ceramic tile "wood look" floors, solid wood cabinetry and dark granite countertops continue in the new bathrooms. New sinks, faucets, framed mirrors and lighting complete the vanity areas.
Phase 2 units retain their "harp shaped" Jacuzzi tubs in the master bath and are updated with a new tile surround. Tubs in guest baths were removed and replaced with a large tile walk in shower and surround. Phase 3 units will have the Star Trek shower / tub combinations removed and replaced with a corner Jacuzzi tub and separate shower. Both include new tile surrounds.
The ScheduleUnits are scheduled to be refurbished as described above over a 4 year period. Year One has seen 32 units being completed. In Year Two (2013), we expect to complete another 18 units and the remaining 36 units in Year Three and Four. Specific dates for the project in Years Two, Three, and Four have not been set.
As expected, owners who have seen the model unit and are receiving this list at our Owner's Coffee meetings have begun to contact the Owner Services department to make their reservations with requests to stay in one of the new units. Ka'Eo Kai Year One: 32 units
- Phase 2 units: 1A, 1B, 2A, 2B, 3A, 3B, 4A, 4B, 5A, 5B, 6A, 6B, 7A, and 7B (14 units)
- Phase 3 units: 26A, 26B, 26C, 25A, 25B, 25C, 27A, 27B, 27C, 28A, 28B, 28C, 30A, 30B, 30C, 29A, 29B and 29C (18 units)
Ka'Eo Kai Year Two: 18 Ka'Eo Kai Year Three and Four: 36 – to be determined
Air Conditioning While there are no plans (or need) to add air conditioning to all 86 units, energy efficient split system air conditioning systems have been added to 6 units in Phase 3. Because buildings 26 and 27 are near Ka Haku Road, the Board approved the project to help reduce road noise by allowing owners and guests to close their windows even on the warmest of days. Phase 2 units in buildings 8, 9 and 22 were installed previously. This brings our total units equipped with air conditioning to 12.
Exterior ProjectsPools Both pools on the resort have seen refurbishments in the past year. Phase 2's pool was the largest of the pool projects. What had become a dark enclosed area is now a completely updated, bright place to spend the day while keeping the relaxing atmosphere it's always been known for. Upgrades including complete removal and replacement / expansion of the deck, complete resurfacing of the pool itself, all new landscaping, lighting, furniture, pool shower and 2 new BBQs.
The Phase 3 pool also saw a deck expansion, the addition of a lava rock wall, new furniture lighting, landscaping and 2 new BBQs. Landscape upgrades include changes to open the view from your lounge chair down the fairway of the newly refurbished Makai Golf course to the ocean.
| | | | Walkways, Lanais and Lighting Phase 2 ground floor lanais have been completely concreted to make on continuous lanai around the unit similar to the 2nd floor instead of the concrete pads and gravel sections there previously. The gravel walkway through the center of Phase 2 has also been replaced with a concrete pathways and bridge over the stream. New lighting on all walkways, lanais and stairways in both Phases and the parking lots are also underway. | |
ActivitiesThe Ka'Eo Kai continues to offer activities to guests of all PAHIO resorts including the Monday Night Potluck with local entertainment followed by our popular Malama Ke Kai coral reef presentation. The resort also offers a newly resurfaced tennis court (lessons by appointment) and our renovated putting green with weekly chip and putt clinics hosted by Princeville area golf pros. Complimentary tennis racquets, tennis balls, putters and golf balls are available through the concierge. Weekly golf scrambles are also scheduled at the Makai course. Scrambles on the Prince Course are expected to resume when the course reopens later this year. Ka`Eo Kai also houses the PAHIO DVD collection offering complimentary DVDs to owners and guests during their visit.
As the first resort in the PAHIO family, the Ka`Eo Kai resort has a long history of welcoming owners, their families and guests back to the Garden Island. As with all of the PAHIO resorts, many of our owners now enjoy their vacation ownership along with their children who bring their families to Kauai each year and the memories continue. Everything looks great. The only area lacking is towel racks and places to hang wet things. Otherwise the backs of the furniture is going to get used. Thanks for the upgrades... they really are an improvement.

What wonderful changes are being made at Ka`Eo Kai Resort. So insperational we tried to duplicate the remodel in our guest bedroom. Can't duplicate the Ohana Spirit of Ka Eo Kai family. Can't wait for our 18th visit. See you in July.

We are to visit in February and we are very excited to be able to see all the very needed renovations. Our home unit is 4B, and I see it has been done. It looks like the changes are beautiful.
